We encourage people to have ownership, make decisions and accept responsibility for them. **WE ARE LOOKING FOR** We are seeking a** Property Manager**to join our Italian team in Milan. **SOME OF THE INTERESTING CHALLENGES AHEAD OF YOU** **Financial & Administrative Property Management**
- Invoice, collect,



and manage all rental and service charge payments while ensuring smooth cash flow.
- Oversee lease administration—from contract setup to enforcement, renewals, and handovers.
- Provide monthly financial reporting, including rent arrears, expenses, and service charge breakdowns.
- Manage rental adjustments, including indexation and income tracking.
- Prepare service charge reports, differentiating recoverable and non-recoverable costs, and oversee landlord expense accountability.
- Preparation of annual and pluriannual Budget CapEx/OpEx and execution of the planned works and maintenance. **Technical Property Management**
- Manage tenders, repairs, and CapEx projects, ensuring efficiency, compliance and budget control.
- Coordinate emergency responses and be on available for critical incidents.
- Revision of maintenance plans, check of the tenants’ maintenance obligations according to Lease Agreement.
- Conduct quarterly property and tenant site visits to monitor conditions and address operational needs.
- Oversee insurance claims, from technical assessments to reimbursement negotiations.
- Manage third-party providers, ensuring quality maintenance, legal compliance, and tenant satisfaction. **Commercial Property Management**
- Build strong tenant relationships, ensuring a well-maintained and safe environment.
- Track business plans, ensuring financial and operational alignment.




- Participate in asset valuation processes, assisting in acquisitions/dispositions.
- Oversee property marketing initiatives, enhancing visibility, value and engagement.
- Support asset teams by providing strategic advice. **ESG, Reporting & Data Management**
- Track and manage ESG performance data for all properties.
- Work closely with tenants and third-party providers to improve energy efficiency, waste management, and sustainable operations.
- Implement and populate a Facility Management System and Data Documentation Management, ensuring accurate financial and operational data.
- Maintain real-time financial tracking, including weekly payment execution.
- Execute annual service charge reconciliations and account closings. **WHAT YOU NEED TO SHINE IN THIS ROLE**
- Proven experience (5+ years) in property, facility & administrative management
- Ideally experience in managing ESG data reporting & compliance
- Strong autonomy, problem-solving skills & ability to handle multiple projects simultaneously
- Team player & pro-client approach with assertiveness in managing stakeholders
- Target-driven & proactive, ensuring timely execution of tasks and deliverables
- Analytical mindset & ability to work with property management systems (e.g. Yardi, Tableau)
