About the Opportunity
A leading Tier 1 Contractor is seeking an experienced M&E; Quantity Surveyor to join its growing commercial team based in Milan, Italy , initially supporting the successful delivery of a major Hyperscale Data Centre .
This is an excellent opportunity for an experienced M&E; Quantity Surveyor , MEP Quantity Surveyor , Mechanical Quantity Surveyor , Electrical Quantity Surveyor or Building Services Quantity Surveyor to manage the commercial delivery of high-value Mechanical and Electrical packages on one of Italy's most technically complex Data Centre developments.
Working closely with the Commercial Manager, MEP Lead, Mechanical and Electrical Package Managers, Project Planners, Procurement Teams and specialist subcontractors, the successful M&E; Quantity Surveyor will ensure robust cost control, contract administration, commercial reporting and successful financial delivery throughout the project lifecycle.
The Role - M&E; Quantity Surveyor
As M&E; Quantity Surveyor , you will take responsibility for the commercial and contractual management of designated Mechanical & Electrical Building Services packages from procurement through construction, commissioning, final account and project close-out.
The successful M&E; Quantity Surveyor will manage subcontractor accounts, valuations, change control, cost reporting, forecasting, risk and final accounts while supporting the wider project team to deliver the Data Centre safely, on programme and within budget.
Working on a landmark Hyperscale Data Centre in Milan, the M&E; Quantity Surveyor will play a critical role in protecting project margin and ensuring commercial discipline across all Mechanical and Electrical workstreams.
Key Responsibilities M&E; Commercial Management & Data Centre Delivery
Manage the full commercial lifecycle of major Mechanical & Electrical (M&E;) packages across a large Hyperscale Data Centre , ensuring cost, contractual, cash flow and profitability objectives are achieved.
Prepare and maintain project budgets, cost plans, forecasts, cash flow projections, Cost Value Reconciliations, variation registers, risk registers and final account forecasts.
Monitor commercial performance against project targets and provide timely, accurate reporting to the Commercial Manager and senior project leadership.
Mechanical & Electrical Package Management
Manage the commercial delivery of packages covering: HVAC and ventilation, Chilled water systems, Mechanical plant, Process and utility pipework, Plumbing and drainage, Pumps, valves and ductwork, LV, MV and HV systems, Transformers, Switchgear, UPS systems, Standby generators, Busbar systems, Cable containment, Power distribution, Lighting and small power, Fire alarm and security systems, BMS, EPMS and ICT infrastructure.
Work closely with Engineering and Delivery Teams to understand scope, design development, procurement status, programme impacts and commercial exposure across each M&E; package.
Procurement & Subcontractor Management
Prepare procurement schedules, subcontract enquiry packages, tender comparisons and commercial recommendations for Mechanical and Electrical subcontractors, suppliers and specialist vendors.
Negotiate subcontract terms, scope, rates and commercial conditions while supporting timely package appointment and mobilisation.
Assess subcontractor applications, valuations, variations, compensation events, claims and final accounts while ensuring payments reflect verified progress and contractual entitlement.
Contract Administration & Change Management
Administer main contract and subcontract obligations in accordance with relevant contract forms, which may include NEC, FIDIC, JCT or bespoke international contracts .
Manage notices, variations, change orders, claims, loss and expense, delay?related commercial matters and contractual correspondence.
Work with Planning Teams to assess the commercial consequences of programme changes, disruption, acceleration and recovery measures.
Ensure all changes are captured, substantiated, priced and submitted within required contractual timescales.
Cost Control & Reporting
Produce monthly commercial reports covering cost?to?complete, procurement status, committed costs, subcontractor liabilities, variations, cash flow, risk and projected final account.
Carry out Cost Value Reconciliations and analyse actual cost, value,
earned value and margin performance across allocated M&E; packages.
Identify commercial risks and opportunities, implement mitigation strategies and support value engineering and cost?saving initiatives.
Stakeholder Management & Project Close?Out
Attend commercial meetings, subcontractor reviews, progress meetings and client negotiations while providing commercial advice to Project Managers, Package Managers and Engineering Teams.
Build strong relationships with clients, consultants, subcontractors, suppliers and internal stakeholders while protecting the contractor's commercial position.
Lead the commercial close?out of M&E; packages, including final account agreement, claims resolution, release of retention, warranty obligations and project handover documentation.
Candidate Requirements
Degree qualified in Quantity Surveying, Commercial Management, Construction Economics, Mechanical Engineering, Electrical Engineering, Building Services Engineering or a related discipline.
5+ years' experience as an M&E; Quantity Surveyor, MEP Quantity Surveyor, Mechanical Quantity Surveyor, Electrical Quantity Surveyor, Building Services Quantity Surveyor or Commercial Engineer within a Tier 1 Contractor or M&E; Contractor environment.
Proven experience commercially managing large?scale Data Centre, Hyperscale Data Centre, Mission-Critical, Pharmaceutical, Industrial, Semiconductor or Advanced Manufacturing projects.
Strong knowledge of: M&E; Quantity Surveying, MEP Commercial Management, Cost Planning and Cost Control, Procurement, Subcontractor Management, Valuations and Payment Applications, Change Management, Variations and Claims, Contract Administration, Cost Value Reconciliation, Cash Flow Forecasting, Risk Management, Final Accounts, Value Engineering, Mechanical Building Services, Electrical Building Services, Data Centre Construction.
Experience working under NEC, FIDIC, JCT or bespoke international construction contracts is highly desirable.
Strong commercial awareness and the ability to understand technical Mechanical and Electrical scopes, drawings, specifications, equipment schedules and programme interfaces.
Excellent analytical, negotiation, communication and stakeholder?management skills, with the ability to manage multiple high?value packages in a fast?paced project environment.
Advanced proficiency in Microsoft Excel and experience with commercial systems such as CostX, Bluebeam, SAP, COINS, Candy, Autodesk Construction Cloud or Procore would be advantageous.
English fluency is essential. Italian language capability would be beneficial but is not always mandatory for international project teams.
