Specialista Senior / Project Manager In this Senior Analyst role, you will oversee management control for a mixed portfolio of Student Housing and Built-to-Rent assets in Milan. You'll partner with operations, management, and external advisors to ensure accurate reporting, robust budgeting, and insightful financial analysis that supports growth of Hines' Living platform in Italy. You will drive performance through KPI monitoring, financial modelling, and process improvements. This is a chance to shape financial strategy in a dynamic real estate portfolio. * Competitive compensation * Robust benefits * Generous vacation packages * Coordinate management control across 6 Student Housing assets and 3 BTR properties * Prepare and review monthly, quarterly, and annual management reporting * Monitor KPIs and identify trends and opportunities for performance improvement * Ensure data accuracy across all operating assets and liaise with property managers and external accounting consultants * Support budgeting, forecasting,



and long-term financial planning for the portfolio * Develop and maintain advanced Excel-based models and reporting tools * Perform scenario analyses and profitability assessments * Contribute to automation and continuous improvement of reporting and controlling processes * Act as finance business partner to operational and asset management teams * Ensure compliance with internal reporting standards and deadlines * Prepare reporting packages for management, investors, and internal stakeholders * 4+ years in Controlling, FP&A;, Corporate Finance or Real Estate Finance * Strong experience in management reporting, budgeting, and forecasting * Advanced Excel skills and financial modelling experience * Analytical mindset capable of translating data into actionable insights * Experience coordinating external accounting providers or outsourced finance functions * Excellent communication and presentation skills * Fluent in Italian and English * Experience in real estate, student housing, residential, hospitality or living sectors is a strong plus * Proactive, problem-solving, and able to work independently and in cross-functional teams #J-*****-Ljbffr
