Discover endless opportunities to grow and make your mark at Hines. /p h3Responsibilities /h3 pWe are looking for a highly motivated Senior Analyst to join Hines Italy's Finance team in Milan. /p pThe role will be responsible for overseeing management control activities across a portfolio of 6 Student Housing assets and 3 Built-to-Rent (BTR) properties, ensuring the accuracy and timeliness of financial reporting, supporting business decision-making through financial analysis, and contributing to budgeting and business planning processes. /p pThe successful candidate will work closely with operational teams, property managers, accounting advisors and senior management to monitor financial performance, analyze operational trends and support the growth of Hines' Living platform in Italy. /p ul liCoordinate management control activities across a portfolio of 6 Student Housing assets and 3 BTR properties; /li liPrepare, review monthly, quarterly and annual management reporting packages; /li liMonitor operational and financial KPIs, identifying trends, variances and opportunities for performance improvement; /li liEnsure consistency, completeness and accuracy of financial information across all operating assets; /li liCoordinate and supervise relationships with external accounting consultants and service providers,
ensuring timely and accurate delivery of accounting and financial information; /li liLiaise with property managers, operational teams and accounting advisors to validate, reconcile and analyze financial data; /li liSupport the preparation of reporting packages for management, investors and internal stakeholders; /li liAnalyze operating cash flows generated by the assets using information and data available through operational and reporting systems; /li liMonitor asset performance through revenue, occupancy, collections and operating cost analysis; /li liSupport management with periodic performance reviews and financial insights to drive decision-making; /li liPerform variance analyses against budget, forecast and prior periods; /li liDevelop, maintain and enhance advanced Excel-based financial models and reporting tools; /li liPerform scenario analyses, sensitivity analyses and profitability assessments; /li liSupport operational and strategic decision-making through detailed financial analysis; /li liContribute to the automation and continuous improvement of reporting and controlling processes; /li liSupport the preparation of annual budgets, forecasts and long-term business plans for the portfolio; /li liDevelop business cases and financial models to support strategic initiatives and asset management decisions; /li liCollaborate with operational teams to define assumptions,
targets and performance metrics; /li liMonitor actual results against budgets and forecasts, providing recommendations and corrective actions where necessary; /li liAct as a key finance business partner for operational and asset management teams; /li liCoordinate interactions between finance, operations, accounting consultants and senior management stakeholders; /li liEnsure compliance with internal reporting standards, governance requirements and deadlines; /li liSupport continuous improvement initiatives within the Finance and Controlling function. /li /ul h3Qualifications /h3 pMinimum Requirements include: /p ul liDegree in Economics, Finance, Business Administration or related field; /li li4 years or more of experience in Controlling, FPA, Corporate Finance or Real Estate Finance roles; /li liStrong experience in management reporting, budgeting and forecasting processes; /li liAdvanced Excel skills and proven experience in financial modelling and business planning; /li liSolid analytical mindset with the ability to interpret financial and operational data and translate findings into actionable recommendations; /li liExperience coordinating external accounting providers, consultants or outsourced finance functions; /li liStrong organizational skills and ability to manage multiple assets and stakeholders simultaneously; /li liExcellent communication and presentation skills; /li liFluent Italian and English, both written and spoken; /li liExperience in real estate, student housing, residential, hospitality or living sectors will be considered a strong plus; /li liProactive attitude, problem-solving approach and ability to work both independently and within cross-functional teams. /li /ul pWe are an equal opportunity employer and support workforce diversity. /p /p #J-18808-Ljbffr
