We are seeking an experienced Property Manager to join our Italian team in Milan. The Property Manager role is a business-critical asset performance partner, responsible for maximizing property value, tenant satisfaction, operational excellence, and ESG compliance across a logistics portfolio.
The ideal candidate combines technical expertise, financial acumen, tenant relationship skills, and strategic thinking to ensure our assets perform above market benchmarks.
FINANCIAL & ADMINISTRATIVE PROPERTY MANAGEMENT
Invoice, collect,
and manage all rental and service charge payments while ensuring smooth cash flow.
Oversee lease administration—from contract setup to enforcement, renewals, and handovers.
Provide monthly financial reporting, including rent arrears, expenses, and service charge breakdowns.
TECHNICAL PROPERTY MANAGEMENT
Handle tenders, repairs, and CapEx projects, ensuring compliance and cost efficiency.
Coordinate emergency responses—be on call 24/7 for critical incidents.
Conduct quarterly property & tenant site visits to monitor conditions and address issues.
Oversee insurance claims, from technical assessments to reimbursement negotiations.
Manage third-party providers, ensuring quality maintenance, legal compliance, and tenant satisfaction.
COMMERCIAL ASSET & PROPERTY MANAGEMENT
Build strong relationships with tenants, ensuring a safe and well-maintained park environment.
Support leasing strategies, market positioning, and tenant negotiations.
Develop and track business plans for financial and operational performance.
Provide asset valuation support and assist in acquisitions/dispositions.
Oversee marketing initiatives to enhance property value and tenant engagement.
ESG, REPORTING & DATA MANAGEMENT
Maintain real-time financial tracking, including weekly payment execution.
Provide monthly reports on rent collection, expenses, and financial performance.
Conduct annual service charge reconciliations and account closings.
Keep electronic and paper documentation up to date per corporate standards.
Track and manage ESG performance data for all properties.
5+ years of experience managing commercial, industrial, or logistics properties, with responsibility for financial, technical, and administrative performance.
~ Independent and analytical, comfortable managing several projects simultaneously and using tools such as Yardi or Tableau to make data-driven decisions.
~ Strong relationship and negotiation skills, able to maintain trusted client relationships while being assertive when necessary.
~ Relevant industry/technical knowledge, preferably logistics or industrial real estate, with solid knowledge of building maintenance and contracts.
~ Fluent Italian and English, a valid driver’s license, and willingness to travel between properties.
~ Flexible seniority: mid-senior candidates are welcome, but strong junior/high-potential candidates may also be considered. These are some of the benefits we offer:
