As Expansion Controller, you will establish controlling routines and deliver reliable financial insights to support decision‑making for the Sales Market. You’ll partner with Expansion, Leasing and Construction & Facilities to back strong business cases and ensure data accuracy and risk management. Your analysis will drive ROI, budgeting and capex/opex reporting, enabling profitable and sustainable expansion. This role combines financial governance with cross‑functional collaboration in a matrix, global context.

- Set and implement controlling routines and strategies for the Sales Market
- Translate global strategies into local market objectives with the Expansion Manager
- Maintain accurate project pipeline, reporting status, and investment plans
- Manage local budget and forecasting for Leasing and C&F;
- Ensure timely capex/opex reporting and align invoice processes with Accounting and Lease Administration

- Collaborate with Lease Administration and Real Estate Accounting to ensure data integrity across systems
- Monitor costs and market performance; identify trends and improvement opportunities
- Drive financial performance analysis using KPIs (ROI, rent levels, square meter sales, investments, costs) and provide actionable recommendations
- Prepare for Expansion audits and support compliance and risk mitigation
- Support business cases and performance follow‑up with the Sales Market Expansion Manager and teams
- 3+ years of experience in Auditing, Accounting, Controlling or Finance
- Strong knowledge of accounting principles, budgeting, forecasting and controlling processes
- Experience presenting financial reports and business cases to senior stakeholders
- Strong communication and stakeholder management skills
- Structured, detail‑oriented with ability to manage multiple priorities
- Advanced proficiency in Microsoft Excel and PowerPoint
