pstrongAsset Manager - Real Estate - Milan /strong /ppbr / /ppA leading pan-European real estate investment and development group is seeking an experienced Asset Manager to join its growing Italian platform and take a leading role in the continued transformation and value creation of its Italian portfolio /ppbr / /ppstrongKey Responsibilities /strong /pulliTake strategic responsibility for the performance and value creation of the asset by identifying opportunities to increase income and capital value.
/liliMonitor asset performance against budget, business plan and investment objectives.
/liliIdentify opportunities for further repositioning, redevelopment, refurbishment and alternative uses.
/liliEvaluate potential acquisitions, disposals, extensions and investment opportunities as the Italian portfolio develops.
/liliWork closely with the leasing team and external agency partners to optimise tenant mix and occupancy.
/liliIdentify opportunities to improve rental income, lease terms and tenant quality.
/liliLead negotiations with key tenants where appropriate, including renewals, restructurings, incentives and new lettings.
/liliEnsure the tenant mix remains aligned with the wider retail, leisure, FB and experiential strategy.
/liliWork alongside development and project management teams to ensure projects are delivered against approved budgets, programmes and investment objectives.
/liliIdentify opportunities to improve customer experience,
sustainability and operational efficiency.
/liliPrepare annual budgets, forecasts and five-year business plans.
/liliUndertake investment appraisals, scenario analysis and valuation analysis.
/liliProduce regular asset management reporting for senior management and investment stakeholders.
/liliWork closely with the property manager and operating partners to improve asset performance.
/li /ulpbr / /ppstrongCandidate Profile /strong /pulliProven experience in retail real estate, asset management or investment management.
/liliA strong track record managing assets through repositioning, redevelopment or active value-creation strategies.
/liliA strong understanding of retail leasing, tenant mix and asset performance.
/liliStrong financial modelling and investment-analysis capabilities.
/liliExperience managing significant capex and development programmes.
/liliStrong knowledge of the Italian retail real estate market.
/liliExperience working with property managers, leasing agents, developers and institutional investors.
/liliStrong commercial judgement and the ability to translate asset-level initiatives into measurable investment returns.
/liliFluency in Italian and English.
/liliExcellent communication, influencing, negotiation and stakeholder-management skills.
