The Role
We are a dynamic, privately owned real estate investor focused on hospitality assets (serviced apartments & boutique (apart)hotels) across multiple European locations.
We are seeking a hands-on, entrepreneurial Hospitality Property Manager to independently oversee our Italian portfolio, starting with Milano.
This is a fully autonomous, single-contributor role: you will be the sole dedicated resource on the ground, responsible for building processes from scratch and delivering excellence across all aspects of hospitality operations, with the objective to maximize client satisfaction, ratings, occupation rate and EBITDA.
While you will operate independently on the ground, key decisions such as financial commitments, supplier contracts and pricing strategies require prior validation from ownership. You are comfortable working within a framework of autonomy with structured reporting and approval processes.
This role is ideally suited for a seasoned hospitality professional who thrives without a team, is comfortable wearing many hats, and is driven by direct impact and accountability.
Your Mission
As Hospitality Property Manager, your mission is to ensure the seamless day-to-day operation, financial performance, and guest experience of our luxury apartments and villas portfolio in Italy. You will act as the single point of contact on the ground, reporting directly to the Real Estate General Manager.
You will be expected to:
- Set up and structure all operational processes independently from the ground up
- Maintain and grow asset value through proactive management and premium service standards
- Deliver an outstanding guest experience consistent with our luxury positioning
- Serve as the trusted local representative for ownership and international clientele
- Drive the property's visibility and commercial performance through active management of all marketing channels, digital presence, and distribution platforms
Key Responsibilities
Operations & Asset Management
- Oversee the full operational lifecycle of luxury serviced apartments and villas (arrivals/departures, maintenance, housekeeping coordination, supplier management)
- Select, negotiate with, and manage all external service providers (cleaning, maintenance, concierge, utilities)
- Conduct regular property inspections to ensure assets are maintained to the highest standards
- Implement and continuously improve operational procedures, checklists, and reporting tools
Financial Performance
- Provide regular financial reporting to the CFO to establish and monitor relevant KPIs (occupancy rate, NOI, yield, cash flow)
- Optimise revenue through pricing strategy, occupancy management, and cost control
- Manage budgets and track expenditures against targets
Marketing & Distribution
- Manage and optimise the property’s presence across all booking platforms (Airbnb, Booking.com, direct channels specialized agencies websites, etc.) to maximise occupancy and revenue
- Oversee the property website: content updates, positioning, and user experience to reflect the luxury brand
- Animate and grow the property’s social media presence (Instagram, LinkedIn, etc.) to build brand awareness and attract new clientele
- Develop and implement promotional initiatives to drive direct bookings and reduce dependency on third-party platforms
- Maximize direct bookings on the properties’ website
Guest Experience & Client Relations
- Ensure a consistently outstanding experience for high-end international clientele
- Handle guest communications and resolve issues swiftly and professionally
- Build and maintain relationships with corporate clients, long-stay tenants, and local partners
Legal & Compliance
- Ensure full compliance with Italian real estate regulations, local letting laws, and tax obligations
- Manage lease agreements, renewals, and tenant documentation
- Liaise with legal and fiscal advisors as required
Your Profile
- 3 to 10 years of experience in hospitality / property management, ideally in luxury residential or hospitality
- Proven track record of managing properties autonomously
- Strong background in high-end hospitality operations and asset management
- Pragmatic, hands-on, reactive, and results-oriented - strong sense of urgency
- Excellent organisational skills: structured, rigorous, precise, and detail-oriented
- Able to balance strategic vision with day-to-day operational execution
- Strong interpersonal skills - comfortable with high-net-worth clients and international stakeholdersrofessional fluency in Italian and English (both mandatory: Italian for local operations; English for client relations and reporting to ownership)
