We encourage people to have ownership, make decisions and accept responsibility for them. /p h3WE ARE LOOKING FOR /h3 pWe are seeking an experiencedSenior bProperty Manager /bto join our Italian team in Milan. /p h3SOME OF THE INTERESTING CHALLENGES AHEAD OF YOU /h3 h3A: Financial Administrative Property Management /h3 ul liInvoice, collect, and manage all rental and service charge payments while ensuring smooth cash flow. /li liOversee lease administration—from contract setup to enforcement, renewals, and handovers. /li liProvide monthly financial reporting, including rent arrears, expenses, and service charge breakdowns. /li liManage rental adjustments, including indexation and income tracking. /li liPrepare service charge reports, differentiating recoverable and non-recoverable costs, and overse**** /liliPreparation of annual and pluriannual Budget CapEx/OpEx and execution of the planned works and maintenance. /li /ul h3B:



Technical Property Management /h3 ul liManage tenders, repairs, and CapEx projects, ensuring efficiency, compliance and budget control. /li liCoordinate emergency responses and be on available for critical incidents. /li liRevision of maintenance plans, check of the tenants' maintenance obligations according to Lease Agreement. /li liConduct quarterly property and tenant site visits to monitor conditions and address operational needs. /li liOversee insurance claims, from technical assessments to reimbursement negotiations. /li liManage third-party providers, ensuring quality maintenance, legal compliance, and tenant satisfaction. /li /ul h3C: Commercial Property Management /h3 ul liBuild strong tenant relationships, ensuring a well-maintained and safe environment. /li liTrack business plans, ensuring financial and operational alignment. /li liParticipate in asset valuation processes, assisting in acquisitions/dispositions. /li liOversee property marketing initiatives, enhancing visibility, value and engagement. /li liSupport asset teams by providing strategic advice. /li /ul h3D: ESG, Reporting Data Management /h3 ul liTrack and manage ESG performance data for all properties. /li liWork closely with tenants and third-party providers to improve energy efficiency, waste management, and sustainable operations. /li liImplement and populate a Facility Management System and Data Documentation Management, ensuring accurate financial and operational data. /li /ul ul liMaintain real-time financial tracking, including weekly payment execution. /li liExecute annual service charge reconciliations and account closings. /li /ul h3WHAT YOU NEED TO SHINE IN THIS ROLE /h3 ul libSenior Property Management Expertise: /b 7–10 years of experience managing commercial, logistics, or industrial real estate, with full ownership of the financial, technical, and administrative performance of properties. /li libPortfolio Performance Focus: /b Proven ability to manage multiple assets simultaneously, drive operational and financial performance, manage budgets, and identify opportunities to increase asset value and efficiency. /li libIndependent Data-Driven:



/b Highly autonomous and comfortable making decisions and prioritizing complex issues.
