Who We Are: Piece is a FinTech platform that makes income-generating real estate investable from small ticket sizes, across Europe. Founded in May 2023 and headquartered in Milan, we have raised €4.5 million and closed our Pre-Series A in June 2026. Investors on Piece access opportunities tied to individual properties, structured as tokenized securities with quarterly payouts, alongside a secondary market for trading between investors.

We operate under MiFID II, and in Germany through Piece Germany GmbH, registered with BaFin. Behind every opportunity is a real asset that has to be sourced, bought, renovated, rented and managed well. That is the work this role owns.

We are a small, international team that values ownership and delivery over titles.

The Role: We are looking for a hands-on Property & Sourcing Manager to own the full life cycle of every property Piece brings onto the platform — from finding the deal to handing over a rented, income-producing asset. This is an execution role, not an oversight role.

In the beginning you are the team: you will source deals, run due diligence, sit with the notary, manage the renovation, and get the first tenants in. As the portfolio grows, you build the repeatable systems — and eventually the people — around you. For the right person, this is a path to Head of Italy.

What You Will Own:

- Sourcing and deal pipeline

● Build and maintain a sourcing network across our active cities — referrals, agents and developers — and source directly from Immobiliare and Idealista with tight, pre-defined criteria.

● Move fast when a good deal appears. Timing is often what wins a deal, so you keep a clean, prioritized pipeline and produce quick gross return estimates to decide what advances.

- Due diligence, signing and closing

● Run documentary due diligence: visura ipotecaria, atto di provenienza, conformità catastale and urbanistica,

● Inspect properties in person — building condition, systems, planimetry vs. reality.

● Build the financial model and comparables for the Investment Committee, propose the bid, negotiate, handle the preliminare where needed, and close with the notary, including escrow and cash management.

- Renovation and value-add

● Plan the renovation budget and layout with architects, source and vet contractors, run bidding, and track budget and timeline line by line.

● Visit sites to check quality against Piece standards and local building codes, then manage furnishing, staging, cleaning and photography until the unit is rent-ready.

- Listing and property management

● Prepare the property information and list the asset on Piece.

● Run tenant acquisition (listings, viewings, screening, lease agreements, move-in/out inspections), rent collection, maintenance, and the recurring financial and compliance tasks that keep each asset performing. 5. Repeatable systems

● Turn today's ad-hoc, city-by-city processes into documented playbooks, and use tools and automation (virtual tours, tenant-led photo/video inspections, pipeline tracking) to run more deals without adding headcount.

What Success Looks Like in the First 6–12 Months:

● A live, prioritized sourcing pipeline in each active city, worked consistently rather than reactively.

● A documented, repeatable playbook for sourcing → DD → closing → renovation → listing that someone else could follow.

You Are Likely a Strong Fit If You:

● Have run Italian real estate transactions end to end — sourcing, DD, notary, renovation — and can do each part yourself.

● Read a deal financially: yields,



renovation budgets, comparables.

● Are comfortable dealing directly with agents, notaries, contractors and tenants in Italian.

● Are willing to travel regularly to active cities.

● Want to own outcomes and build systems, not coordinate or supervise from a distance. Strong Advantages:

● Residential value-add or renovation experience, ideally including student housing.

● An existing sourcing network in Turin, Padua, Milan or other target cities.

● Experience turning manual, one-off processes into repeatable systems, or using AI and automation to do so.

This Role Is Probably Not for You If:

● You are looking for a purely strategic or supervisory seat.

● You expect a team to execute for you from day one.

● You are uncomfortable with deal-by-deal work where you set the process yourself and own the result. What We Offer:

Practical Details: Full-time, based in Milan, with regular domestic travel to active cities. Any external professional activities should be disclosed in advance and must not conflict with your responsibilities within Piece Group.

How We Hire: Our process is designed to understand how you actually work, not just what you can produce:

- A casual first conversation (30 min).
- A written working-style questionnaire (~45 min), built around real examples — a missed target, difficult feedback, an unclear situation you had to untangle.
- An interview about your questionnaire answers (45 min).
- A first-90-days plan for the role, which you prepare and then present and discuss (1.5 hr).
- Working-conditions and salary alignment, followed by an offer.
