- Contract Type: Contract / Freelance We are representing the owner/developer of an ultra-luxury mixed-use resort destination seeking to appoint a Director of Construction to lead the delivery of a multi-phase, ultra-luxury master-planned resort and residential community spanning over 1,000 hectares. The development will include a championship golf course, private club amenities, luxury hospitality and world-class residential offerings within one of Italy's most ambitious long-term developments. Reporting to the Development Director, the successful candidate will lead the construction of the development’s vertical construction, comprising a 5
* hotel, luxury residential, commercial and mixed-use buildings, from pre-construction, design coordination and procurement through construction, commissioning, testing and handover to operations.
Key Responsibilities
- Lead the overall delivery strategy and execution of the vertical construction portfolio, translating development objectives into operational plans, priorities and measurable delivery targets.
- Coordinate PMs, architects, engineers, interior designers, consultants, contractors and specialist suppliers, ensuring effective integration across all design and construction disciplines.
- Manage project budgets, CAPEX, forecasts, cash flow, schedules and milestones, identifying risks and implementing corrective actions where required.
- Lead contractor and supplier procurement, tender evaluations, commercial negotiations and contract management, ensuring scopes, specifications and deliverables are clearly defined.
- Oversee construction quality, technical compliance, value engineering and change management,
maintaining design intent, luxury standards and long-term asset value.
- Work closely with Development, Architecture & Design, Procurement, Finance, Legal, Sales, Operations and Residential Services to ensure effective project coordination and decision-making.
- Maintain oversight of construction progress, site organisation, health and safety, quality assurance and contractor performance, ensuring compliance with applicable Italian legislation and project requirements.
- Act as the appointed *Responsabile dei Lavori
* under Italian Legislative Decree 81/2008, in accordance with the client's formal appointment. Requirements
- Extensive experience leading multiple, complex, high-value construction programmes, ideally within luxury real estate, hospitality, resorts, high-end residential or mixed-use developments.
- Strong understanding of the full construction delivery lifecycle, from pre-construction and procurement through to construction, commissioning and handover.
- Demonstrable expertise in construction contracts, tendering, commercial management, value engineering, change management and risk management.
- Strong financial and programme management capabilities, including budget control, forecasting, scheduling and project reporting.
- Knowledge of Italian construction, planning and occupational health and safety legislation, including Legislative Decree 81/2008.
- Fluency in written and spoken English is essential. Fluency in Italian is preferential.
